Living Room And Dining Room Floors, Sanded and Stained

June 2012 - After almost one year in this house, we finally decided it was time to call in a professional to re-do (sand and stain) the oak and walnut hard wood floors! ...and the treads and risers on the stairs.

BEFORE PICs - Had some old vents better placed in room.  Old vent holes will be fixed of course as will the dark walnut inlay, that was destroyed when they initially cut for those strangely positioned vents. 


 This was the floor after the closets were removed!  All that mess sanded out perfectly after!

 With all the light streaming through, it is hard to see the picture frame of old stain on floor. 
Seems someone had stained only the area of floor to be seen outside of large rug.

Had to custom make and replace all the cracked boards around fireplace tile. 








After pics to come of stairs and rails all put back together with stained newels.....when that project is done!!!! Should be another week or so.  And when they tell me a week, it means a month.  :)

Been dusting for days.  So much woodwork around windows and doors.
 
The stained floors make a HUGE HUGE difference. 
Finally feels like the rooms are almost "finished" and ready to decorate.
But who has money to decorate now!? :)

In just that livingroom alone, let's think back.... We removed wooden paneling.  We cut a doorway into wall from livingroom into diningroom. We ripped off wallpaper and re-did walls and painted.  We ripped out a closet.  We removed a door and added a window.  We turned the stairs and remade some new ones.  Made new matching newel posts.  Took out lighting fixtures.  Added new light fixtures.  We removed the paint from fireplace and tile.  Not in that order, but nonetheless
 .....And now the floors.  Phew.  That was in just one room! It's amazing.
